In 1996, the government enacted a law requiring all landlords who rent part or all of a property to have their gas appliances and pipework inspected every 12 months, and to obtain a certificate as proof of compliance.

- Verify gas tightness of all appliances.
- Measure standing and working pressure, provided test points are accessible.
- Assess burner pressure and gas flow rate in accordance with the manufacturer's data plate.
- Ensure adequate ventilation is present for safe operation.
- Conduct a flue flow test to confirm the effective removal of combustion products.
- Verify the proper functioning of all flame failure devices.
- Check the physical stability of appliances, including the presence and effectiveness of stability brackets, where applicable.
- Investigate any signs of unsafe operation and report findings to a responsible individual. An appliance cannot be considered thoroughly checked until all the above steps are completed.
- For a Landlord's Safety Record Inspection, include a tightness test of the entire system in addition to the aforementioned checks.
